Lake House Window Cleaning in Austin
A lake house has one job, which is to show you the water. That means walls of glass facing straight into wind, spray and sun. Here is what that does in Austin and how we work with it.

What the water side does to glass
Wind carries spray and fine grit off the shoreline onto the lake elevation, where it dries in the sun and bonds. The lake side gets dirty two or three times faster than the street side of the same house, and it is the side you actually look through.

What's included
- Pure water washing of all exterior glass
- Detailing of edges and corners so no drips are left behind
- Wiping of exterior frames and sills
- Ladder and extension pole work for second-story and high windows
- Treatment of light hard water spots where the glass allows it
Big elevations, awkward access
The best glass is usually two storeys over a terraced drop to the water. Poles from the ground where possible, ladders where they can be footed properly, and an honest answer where neither works.
What Austin glass is up against
Central Austin homes tend to have older timber sashes with many small panes, which are slow to do properly. West Austin and the Four Points side lean towards large modern openings, where the only thing that matters is a finish with no streaks in low sun.
- Divided-light sashes
- Older Tarrytown and Clarksville windows have dozens of small panes per window. They need hand detailing, not a quick squeegee.
- Hard city water
- Austin tap water leaves mineral spotting if windows are rinsed with a hose. We use de-ionised water so nothing is left behind.
Houses that sit empty
Plenty of these are second homes. We take a gate code, work unattended, and text with photos when it is done. Booking before you arrive for the season is the usual pattern.
Working in Austin
Austin glass is not all the same job. The older streets around Tarrytown and Clarksville are full of divided-light sashes that have to be detailed by hand, pane by pane. Out towards Four Points and Steiner Ranch the houses are newer and taller, with big single sheets that show every streak. We price the two differently because they take different amounts of time, and we will tell you which one you have when we look at the house.
What it costs
Larger Austin properties are priced by time and access rather than window count. We walk the property with you, confirm the glass specification, and put the price in writing before anything starts.

Lake House Window Cleaning in Austin — common questions
Why does the lake side get dirty so much faster?
Wind carries spray and shoreline grit onto it, and the sun bakes it on. It is often two to three times faster than the street side.
Can you clean while we are not there?
Yes. Leave a gate code and we text with photos when the job is done.
Can you reach a two storey lake elevation?
Usually, with poles from the ground or a properly footed ladder. We look at the drop before promising.
How often should a lake house be done?
Quarterly on the water side suits most. The street side can go less often.
Can you time it before we arrive for the season?
Yes, that is the most common arrangement for second homes here.
Do you cover my street in Austin?
We work across Austin regularly, including Zilker, Travis Heights, Barton Creek and the surrounding streets. Call or text (512) 200-2160 with your address and we will confirm straight away.
